If you’ve been wondering what’s happening in Ontario’s housing market, the latest numbers suggest one thing above all: buyers and sellers are still active, but they are being more cautious and selective.
Across Canada, home sales fell 6.9% in August compared with the same month last year, while activity edged down 0.7% from July. But for Ontario homeowners, the provincial numbers tell a more relevant story.
Ontario Sales Remain Below Normal
Ontario recorded 13,620 home sales in August, down 6% from August 2025. It was the province’s lowest August sales total in 25 years. Through the first eight months of 2026, sales were down 2.4% compared with the same period last year.
Prices have also softened. Ontario’s overall MLS® Home Price Index benchmark was $745,400 in August, down 3.6% from a year earlier. The average selling price was $788,835, down 1.7%.
For buyers, however, the story isn't simply about lower prices. There is also more choice.
Ontario had 70,483 active listings at the end of August — about 20% above the five-year average and more than 40% above the 10-year average for the month. Inventory stood at 5.2 months, considerably higher than the long-term average of 3.1 months.
That gives buyers more negotiating room and more time to consider their options.
What Does This Mean for Sellers?
For sellers, today's market requires a more thoughtful approach. Buyers have choices, and properties that are priced too ambitiously or don't present well can take longer to sell.
At the same time, Ontario isn't one single market. Conditions can vary significantly by community, neighbourhood and property type. Even within the GTA, the picture is changing.
In August, the GTA recorded 5,057 sales, down 2.1% from a year earlier, while new listings fell 14.1%. The GTA benchmark price was down 4.5% year-over-year.
This is why broad headlines about “the Ontario market” only tell part of the story. Your neighbourhood, your type of home and your price range can tell a very different story.

For homeowners considering a move this fall, the current market may actually create opportunities. Buyers have more choice, but sellers who understand their competition and prepare their property properly can still attract the right buyer.
