When it comes to selling your home, timing is everything — or is it? While spring has traditionally been considered the busiest real estate season, the lines between the seasons are becoming increasingly blurred.

As the holidays approach, many homeowners considering a move ask themselves the same question: Should we sell now, or wait for the spring market?

The answer might surprise you. Real estate doesn't always follow the calendar, and what worked five or ten years ago may not hold true today.

The Spring Market Isn't What It Used to Be

Traditionally, the real estate market followed a fairly predictable pattern: activity picked up in spring, slowed during summer holidays, rebounded in autumn and quieted down over winter.

But those patterns aren't nearly as defined anymore.

In fact, this year, we didn't see the usual significant increase in spring home sales that many homeowners have come to expect. Changing economic conditions, buyer confidence, interest rates and affordability concerns can have a much greater influence on market activity than the season itself.

And here's something that might surprise you: November is often a busy month at The Procenko Group!  December, on the other hand, is typically our quietest month of the year — probably no surprise with everyone focused on the holidays.

But here's a fun fact: We've actually had buyers book home showings on Christmas Day! (Vacant homes, of course!) It just goes to show that when someone is serious about finding their next home, the calendar doesn't always matter.

We've also found that market activity typically begins picking up again in February — well before the tulips start blooming and the traditional spring selling season arrives.

The takeaway? Waiting for April or May doesn't necessarily mean you'll be selling in a stronger market.

The Case for Selling in Winter

Less Competition, More Attention

While many homeowners wait for the traditional spring market, those who sell in winter may enjoy a distinct advantage — less competition!

With fewer homes on the market, your property has a greater opportunity to stand out rather than get lost among a flood of new spring listings. Serious buyers have fewer options to consider, which can mean more focused attention on your home. And when the right buyer comes along, that reduced competition could work in your favour!

Motivated Buyers Are Still Looking

People buy homes year-round. Job changes, family needs, retirement plans and lifestyle decisions don't stop because it's cold outside! Buyers actively searching in November, January or February often have a specific reason for moving and a defined timeline.

A Warm Welcome Makes an Impression

There's something particularly inviting about stepping into a beautifully presented home on a chilly day. Warm lighting, tasteful staging and comfortable living spaces can help buyers picture themselves living there.

Of course, winter selling has its challenges. Snow and ice can complicate showings, gardens aren't at their best, and shorter daylight hours require thoughtful planning for photography and viewings.

What About Waiting Until Spring?

Spring still offers some definite advantages. Longer days, warmer temperatures and blooming gardens can make a home look its absolute best. Families hoping to move before the next school year may also begin their search.

However, more buyers often mean more competing listings. Your home could be one of many similar properties coming onto the market at the same time.

And as we saw in 2026, a spring listing doesn't automatically guarantee stronger buyer activity or a better selling price.

So, When Is the Best Time to Sell?

After decades of helping homeowners buy and sell throughout Markham, York Region and the surrounding communities, we've learned one important lesson: the best time to sell isn't necessarily a season — it's when the market conditions and your personal circumstances align.

Your home's location, condition, price range, competition and presentation all influence the outcome. So does your own timeline.

If you're rightsizing, relocating, moving to a retirement residence or simply ready for a change, there's no reason to assume you must wait until spring.

Thinking About a Move in 2027? Start Planning Now!

Even if you're not quite ready to put up the For Sale sign, November is an excellent time to start preparing.

Use the coming months to declutter, complete small repairs, explore your next housing options and get an accurate understanding of your home's current market value.

At The Procenko Group, we help our clients evaluate the market, prepare their homes and develop a selling strategy that works for their unique circumstances — whether that's November, February, May or any month in between.

The bottom line? Don't let the calendar dictate your next move. Making an informed decision based on your goals and today's market conditions could be one of your better moves!
