For years, the Toronto condo market was built around a familiar formula: smaller suites, lots of investors and a focus on getting units sold quickly. But today’s market is telling a different story — and it may be particularly interesting for buyers considering a move into condo living.

 

Developers are increasingly recognizing that today’s buyers want more than simply a place to live. They want a home that works for their lifestyle.

 

A Different Kind of Condo Buyer

At One Ten Avenue Road, a new boutique development near Yorkville and the Annex, developer Sierra Building Group says many of its buyers are downsizers moving from larger, high-end homes. Rather than simply trading a large house for a small condo, these buyers are looking for luxury, comfort and space without the ongoing maintenance of a yard, pool and large property.

 

In fact, some buyers are combining suites to create larger homes, with the typical purchase reportedly reaching about $3 million before customization. The development is also allowing purchasers to modify layouts and finishes before construction — giving buyers more opportunity to create a home that suits the way they actually live.

 

Another example is Yonge City Square at Yonge Street and York Mills Road. Developer Gupta Group originally planned approximately 700 residences but has reduced that number to about 500, creating more spacious two- and three-bedroom homes instead.

 

That change reflects something we’re seeing more broadly: buyers are placing greater value on livability.

 

What Today’s 55+ Buyer Is Looking For

For many buyers in their 50s, 60s and beyond, moving to a condo is less about giving up space and more about gaining freedom, convenience and flexibility. They’re looking for homes that support the way they want to live now — and how they anticipate living in the years ahead.

 

That can mean larger, well-designed floor plans rather than simply the smallest available suite. A good-sized kitchen, comfortable living and dining areas, a generous primary bedroom and space for overnight guests, hobbies or a home office can all be important.

 

Outdoor space is also high on the wish list. A balcony, terrace or patio can provide room for morning coffee, gardening or entertaining without the maintenance of a traditional yard.

 

Beyond the suite itself, buyers are paying attention to the building and its amenities. Secure parking and storage, elevators, visitor parking, fitness facilities, social or gathering spaces, concierge services and attractive outdoor areas can all add to the appeal. Increasingly, buyers are also considering accessibility and future-proofing — such as step-free access, wider doorways, walk-in showers and buildings that are easy to navigate.

 

Location matters too. Many 55+ buyers want to be close to restaurants, shopping, healthcare, recreation, parks and public transit, allowing them to spend less time maintaining a property and more time enjoying their community.

 

Perhaps most importantly, today’s rightsizer is looking for a home that feels like a lifestyle upgrade, not a compromise.

 

The goal isn’t necessarily less home. It’s the right home — one that offers the space, convenience, amenities and location that fit the next chapter.

 

A Condo Market That’s Responding to Real Life

The Toronto condo market is clearly going through a transition. Buyers have more choices, are taking more time to make decisions and are looking closely at whether a property truly fits their needs.

 

For those considering a move from a larger home, that shift could be significant. The new generation of condos is increasingly offering larger floor plans, more flexible layouts and features designed around how people actually want to live.

 

And perhaps that’s the most interesting change of all: rightsizing doesn’t mean settling for less or simply finding the smallest home.
